I lodged an objection on the previous proposed and the issues I raised then are still the same, as nothing has really changed in Pathways Submission. The issue I raised last time were:
- Traffic. Pedestrian safety, congestion, and all forced onto Parraween St, and construction traffic.
-Height. Not consistent with local buildings and the current planning controls of LEP and DCP
- Heritage. Relating to status of Parraween st cottages
- Parking. On street access
- Bulk and Scale. Contrary to local character and Current planning controls
- Character. Impact on existing local character.

What I do not understand is that what Pathways propose is NOT wanted by the LOCAL Residents, by North Sydney Council, Dept of Planning raised many of the same issues but added:
-Overshadowing and Amenity
-Flooding and Groundwater
-Consistency of setbacks

So basically they have changed bugger all even after going thru the due process last time they did not get approval. It is like they are saying to everyone you can go to hell because we want to make money from this and it is the ONLY consideration.

We do not have a train station under Military Rd which is going to make coming and going easy as it is with the Metro.

In my mind this new proposal changes nothing and should be rejected outright.

Given recent heritage listing of cottages in Parraween Street this proposal totally ruins the amenity of the street.
Even the brief mention of some proposals about the listed cottages gives me no hope for the whole street and its current and future residents.

Despite some modifcations to the project, my intital comments remain valid.

This project should not proceed for numerous reasons:
*It is not supported by a large majority of the community;
*It is not supported by North Sydney Council;
*It does not comply with current planning controls, and more importantly, it is even less compliant with the change in planning controls initiated by North Sydney Council some months ago (which would return the zoning to its pre-COVID status);
It ignores heritage items. The heritage cottages will be all but lost;
It is of a scale, bulk, and height that is not in keeping with the local area;
The use of the State Significant application is an abuse of process. Other Pathways projects have not been State Significant developments - why is this?; and
It will negatively and irrevocably impact the village of Cremorne.

This project should not be allowed to proceed.

The proposed development clearly exceeds the planning limits and zoning for the site. In my view this is a huge over development which is one of the largest of its kind in Cremorne's history. Its closeness to the family oriented Cremorne Plaza and the extra traffic during and after construction the development will generate will only add to the "rat run"Parraween street has already become. Further,the proposal does not seriously consider the issue of extra traffic from visitors and service providers or its impact on already limited parking.Nor does it consider the impact on established and already struggling retailers in Parraween street and Cremorne Plaza. The "adaptive re-use of the six heritage cottages in Parraween street is not clearly defined...what does this mean> Will the cottages be retained in total or will only the frontages be retained? Finally,as a unit-dweller in Parraween street I completely endorse the comments of other owner/occupiers who also oppose the proposed development on the basis of its impact on our community.

Parraween street is already a very narrow and busy street. Adding such a big complex will cause a traffic that the street doesnt have capacity for. Traffic and noise, specifically during weekends that seniors family flock in for visit will make the street unliveable.

I am writing to formally object to the proposed development of an 7-storey building at 59-67 Gerard st, Cremorne, which is planned to be constructed just a few buildings away from my place.

As a resident whose home fronts a busy road (Gerard st), I am already significantly impacted by the high levels of traffic and noise pollution in the area. The proposed development raises several concerns that would exacerbate these issues, negatively affecting the quality of life for myself and other residents.

Increased Traffic and Noise: The addition of a large building will undoubtedly increase traffic on an already congested road, leading to even higher noise levels. This will further disturb the peace and quiet that residents seek in their homes.

Overdevelopment: The scale and height of the proposed 7-storey building are out of character with the existing houses on that side of Gerard st, which consists mainly of low-rise buildings. This overdevelopment will not only disrupt the aesthetic appeal of the area but also set a precedent for future developments, which could lead to further overpopulation and strain on local infrastructure.

Environmental Impact: The construction and eventual occupation of such a large building will likely increase pollution levels, both during and after the building process. This is a matter of great concern, given the already compromised air quality due to heavy traffic on the road.

I urge the council to reconsider the approval of this development, taking into account the adverse effects it will have on the residents of this community. The wellbeing of the current inhabitants and the character of the neighborhood should be prioritized over the interests of developers.

This is a busy street with a narrow road. It is very busy due to the cinema and surrounding restaurants. Adding an aged care facility to this area will ruin the community feel and create a busy overpopulated area.

1.In 1998 the Land & Environment Court approved a 3 Storey residential strata development at 92 - 96 Parraween Street Cremorne NSW 2090 and determined the buildings height ridge and the building line set back from the front boundary to Parraween Street.
2. The proposed 4 storey building line of the new development must therefore be set back from the front boundary accordingly and should be at least and indeed greater than the building line of the existing house at number 88 Parraween Street.).
3.I have no desire for Parraween Street to have a streetscape of a tunnelling effect.

I support the proposal. Construction on these sites is inevitable, I have lived in this area for 10 years and there has always been some type of construction, houses, school expansions, apartments and commercial buildings.
My support is based on we need somewhere to house our aging and downsizing population, locating people near bus stops, shopping centres, medical, dental, cinemas and restaurants reduces traffic. Pushing the problem to another suburb is not the solution.
I respect everyone does not share my opinion and this process allows everyone to have their say.

I object to the submission as there is already an extensive amount of elderly people/ retirement homes within the vicinity of the proposed complex. In an area where families and younger generations struggle to find affordable housing; there is a stronger need for housing for a broader age demographic other than this smaller age bracket. Housing near schools/ daycares/ workplaces is being eaten up more and more with elderly housing. Businesses within the area will suffer over the long term due to the building of such a monster will cause traffic chaos along two very busy roads and increase risk further for foot traffic. Local businesses are already being shutdown by elderly populations complaining about noise, too much traffic etc. Local businesses deserve a chance to thrive for many, many years to come!
