- Traffic. Pedestrian safety, congestion, and all forced onto Parraween St, and construction traffic.
-Height. Not consistent with local buildings and the current planning controls of LEP and DCP
- Heritage. Relating to status of Parraween st cottages
- Parking. On street access
- Bulk and Scale. Contrary to local character and Current planning controls
- Character. Impact on existing local character.
What I do not understand is that what Pathways propose is NOT wanted by the LOCAL Residents, by North Sydney Council, Dept of Planning raised many of the same issues but added:
-Overshadowing and Amenity
-Flooding and Groundwater
-Consistency of setbacks
So basically they have changed bugger all even after going thru the due process last time they did not get approval. It is like they are saying to everyone you can go to hell because we want to make money from this and it is the ONLY consideration.
We do not have a train station under Military Rd which is going to make coming and going easy as it is with the Metro.
In my mind this new proposal changes nothing and should be rejected outright.

Even the brief mention of some proposals about the listed cottages gives me no hope for the whole street and its current and future residents.

This project should not proceed for numerous reasons:
*It is not supported by a large majority of the community;
*It is not supported by North Sydney Council;
*It does not comply with current planning controls, and more importantly, it is even less compliant with the change in planning controls initiated by North Sydney Council some months ago (which would return the zoning to its pre-COVID status);
It ignores heritage items. The heritage cottages will be all but lost;
It is of a scale, bulk, and height that is not in keeping with the local area;
The use of the State Significant application is an abuse of process. Other Pathways projects have not been State Significant developments - why is this?; and
It will negatively and irrevocably impact the village of Cremorne.
This project should not be allowed to proceed.

As a resident whose home fronts a busy road (Gerard st), I am already significantly impacted by the high levels of traffic and noise pollution in the area. The proposed development raises several concerns that would exacerbate these issues, negatively affecting the quality of life for myself and other residents.
Increased Traffic and Noise: The addition of a large building will undoubtedly increase traffic on an already congested road, leading to even higher noise levels. This will further disturb the peace and quiet that residents seek in their homes.
Overdevelopment: The scale and height of the proposed 7-storey building are out of character with the existing houses on that side of Gerard st, which consists mainly of low-rise buildings. This overdevelopment will not only disrupt the aesthetic appeal of the area but also set a precedent for future developments, which could lead to further overpopulation and strain on local infrastructure.
Environmental Impact: The construction and eventual occupation of such a large building will likely increase pollution levels, both during and after the building process. This is a matter of great concern, given the already compromised air quality due to heavy traffic on the road.
I urge the council to reconsider the approval of this development, taking into account the adverse effects it will have on the residents of this community. The wellbeing of the current inhabitants and the character of the neighborhood should be prioritized over the interests of developers.

2. The proposed 4 storey building line of the new development must therefore be set back from the front boundary accordingly and should be at least and indeed greater than the building line of the existing house at number 88 Parraween Street.).
3.I have no desire for Parraween Street to have a streetscape of a tunnelling effect.

My support is based on we need somewhere to house our aging and downsizing population, locating people near bus stops, shopping centres, medical, dental, cinemas and restaurants reduces traffic. Pushing the problem to another suburb is not the solution.
I respect everyone does not share my opinion and this process allows everyone to have their say.
