Extremely insufficient residential car spaces for propesed residential apartments.

Parking in Telopea and surrounding streets cannot accommodate the increasing multi story dwellings with inadequate car spaces, along with the commuters that would previously drive to and park near Telopea Station to use the original train line. Road narrowing at the new light rail crossing in Telopea on Adderton Rd has already impacted traffic flow and on street parking. There doesn't appear to be any consideration to the impact to residential vehicle parking along with commuter parking and the increase traffic through our narrow side streets, some of which has parking restrictions due to how narrow the streets are.

My wife and I are the residents of 36 Adderton Rd, Telopea NSW 2117 (situated on the corner of Winter Street.) We strongly object to the cul de sac at the end of Winter Street being opened up.
* Winter Street poses many hazards as it currently stands without the threat of increasing the volume of traffic in this very narrow street which only allows one vehicle to pass at the best of times. Larger vehicles ie. Garbage Trucks, Delivery vehicles, Commercial vans & trucks make Winter street nearly impossible for drivers and residents alike.
*The biggest hazard comes mainly from vehicles wishing to turn into Winter Street from Adderton Rd Bridge which is virtually a hairpin bend and a blind spot for pedestrians wishing to walk across Winter St to resume walking on Adderton Rd, the suddeness of this turning point doesn't hardly give pedestrians a chance to complete walking across the street and in our time we've seen children or ladies with prams nearly taken out! This particular spot has been the subject of numerous collisions including fatalities and during our thirty five year residency we've seen it all!!
*Vehicles turning into Winter St from both ends of Adderton Rd greatly impacts the traffic on Adderton Rd and causes it's fair share collisions due to Winter St blind spot and sudden access point. Then you have a real fiasco for anyone wishing to exit Winter St at the same time as someone is trying to enter Winter St. which again impacts traffic on Adderton Rd causing collisions.
* Bike Track and Pedestrian walkway which has recently been constructed by Light Rail project which runs parallel to Winter St could/will cause fatalities and mayhem if there was to be another accident on Winter St causing the Cyclone fencing to be easily penetrated (due to narrowness of Street) onto Walk and Bikeway. (No need to remind you of the Oatlands disaster resulting in four deaths and speeding car going through cyclone fencing.)

I like the idea of updating Telopea but I would like the plans tweaked a little. Mainly I would like the off street parking to be increased. The notice of exhibition states that stage 1a will contain 443 dwellings and that there will be 416 spaces in the shared basement car park. This is inadequate. All new buildings (& renovations) should have off street car parking that equal or exceed the number of dwellings because it is safer for driving narrow streets of the area. If they don’t exceed the number of dwellings then please include a dedicated bicycle storage area to make up the short fall. Please also include solar panels or roof top gardens as part of every future project. The notice of exhibition mailed out doesn’t include information on minimum energy efficiency and ways that the upgrade will be future-proofed in regards to climate change. Please ensure this will help be a climate positive development.

Whilst revitalising central Telopea (Stage 1) has its merits, other aspects of the Telopea Concept Plan are less desirable. I strongly oppose the building of high rises on the zero boundary (zero side set back), especially whilst being adjacent to current single dwellings.

Take for instance building N1 (Stage 3A), its towering 22m high, zero side set back proposal (on Marshall Rd) adjacent to a current single dwelling. How is that aesthetically pleasing? It seems that some aspects of the plans were made on a micro scale rather than a grand vision for the whole area, favouring government owned land (without attempts to acquire adjacent lands). This will adversely devalue adjacent leftover isolated properties and impact on their current residents’ living conditions (privacy, parking, sunlight, noise etc…).

Thank you for the comprehensive information provided in the exhibition. As a resident of Tintern Ave/Robert st.. I am concerned on the impact to the flow of traffic for cars on Robert st, making a right turn on Adderton rd (to go to Kissing point rd), specially with the new "Adderton rd/New Link rd" intersection in close proximity.
I'm already imagining during peak hour, any time the Adderton southbound light turns red in the Adderton rd/New Link rd intersection, it would create a queue on Adderton rd (southbound), that would block cars turning right from Robert st, to Adderton rd (see attachment). I do hope this is considered, in the next stages of works.
