WITHDRAWN - Victoria Road Precinct (Precinct 47) - Amendment to Marrickville / Sydenham Industrial Lands

**NOTE: Marrickville Council wrote to the Department, requesting the planning proposal be withdrawn. The Department has withdrawn the proposal, as per the request. A copy of the letter from Council has been attached. The planning proposal seeks to amend various planning controls (including zoning, floor space ratio and maximum building height) applying to the area known as Precinct 47 (the Victoria Road Precinct), under the Marrickville Local Environmental Plan 2011 (Marrickville LEP 2011). The proposed amendments to Marrickville LEP 2011 will give effect to the redevelopment of the precinct, as illustrated in the Victoria Road master plan. The precinct comprises of approximately 36 hectares of predominately industrial land, located in the middle of Marrickville Local Government Area. The precinct is an irregular shape and generally bounded by: Addison Road; Fitzroy Street; Sydenham Road; and,  Shepherd and Farr Streets.The proposal is supported by: Victoria Road Precinct master plan, prepared by Turner Studios; Preliminary heritage analysis, prepared by Graham Brooks and Associates; Preliminary traffic and transport assessment, prepared by Hyder Consulting; Flood liability report, prepared by WMA Water; Acoustic study, prepared by The Acoustic Group;  Geotechnical reports, detailed site contamination assessments, acid sulfate soil assessments for Danias Holdings sites, prepared by Aargus; Land Use Survey, prepared by Danias Holdings; and, Creative Industries List, prepared by Danias Holdings.Please note: The planning proposal prepared by JBA Planning for the Victoria Road precinct is titled 'preliminary planning proposal' and reference is made to the proposal being preliminary. However, the preliminary proposal was submitted to the Department for assessment and Gateway determination as a 'final' proposal and has been assessed as such.Please note: Due to the file size of the documents attached to the proposal, the documents have been split.
