Amendment to Parramatta LEP 2011 - 286-300 Church Street Parramatta (318 dwellings)

The planning proposal intends to:
1. Amend the HOB map to reduce the 12m maximum permitted building height for the west portion of the site (along Church Street) to 10m and remove the maximum building height provision for the remaining portion of the site;
2. Amend the FSR map to increase the maximum permitted FSR from 3:1 and 10:1 to 14.5:1 across the entire site;
3. Amend the Special Provisions Map to include a new Special Provision Area that would apply the provisions of Clause 7.6 Airspace Operations to the site.
4. Introduce a new site specific provision that would provide incentives to achieve:
- Transition to any heritage items or conservation areas;
- Minimum FSR of 1:1 commercial floor space requirement;
- Design Excellence;
- Additional FSR of 1:1 for non-residential floor space;
- Additional FSR of 0.5:1 for high-performing building standards; and
- Maximum parking rates.
