Riverwood Rezoning Proposal

Proposed changes to planning controls in the Riverwood Estate aim to create a vibrant and connected community with a mix of modern social and private housing. 

Homes NSW has prepared and submitted a revised rezoning proposal for a section of the Riverwood Estate. The revised proposal includes around 420 new homes to be delivered of which approximately 50% is intended to be social and affordable housing. 

The revised proposal, including Homes NSW Response to Submissions from the 2022 exhibition, was on exhibition 8 March to 8 April 2024.

Previously Homes NSW sought approval for new planning controls to support the renewal of Riverwood via a State Significant Precinct (SSP) rezoning proposal which was on exhibition in 2022. That proposal was for the entire 30 hectare site. 

A summary of the changes: 

Proposed changes to land use and planning controls to renew Riverwood Estate includes: 

  • Homes - 420 dwellings including new social and affordable housing 
  • Housing types - changes to density and building forms to facilitate a range of housing types 
  • Connectivity - realignment of Virginia Place with construction of a shared cycleway and pedestrian path 
  • Facilities - allowance for potential local retail shops and a supermarket. 

The revised rezoning proposal was on exhibition from 8 March to 8 April 2024. All submissions and feedback are being carefully considered, with the proposal anticipated to be finalised later this year.
