I object to the bulk of this tower defacing a heritage strip shopping precinct.
There is obvious cumulative shadowing of surrounding residential and commercial properties which negatively impacts the quality of life for local residents.
There are unacceptable wind impacts regarding the wind nuisance caused by this proposed development to pedestrians in the vicinity. This includes corner streams, through-flow and vortex shedding in the wake of this proposed development.
Reflected noise pollution and air quality reduction are also notable concerns.

There has been no direct community contact in regard to this development. The developer has suggested it did a letter box drop of 300 post cards which the residents in the two main buildings that will be most effected have had no warning and no notification. 157 Redfern Street and 7-9 Gibbons Street did not receive any notification.

There are more than three hundred residents in these buildings alone so how could the letter box drop of the suggested area cover this?

The developer is trying to sneak this application through and has chosen the Christmas period to do so. I request this development be put on hold until proper community consultation has taken place.

I would like to suggest a meeting of the developer and the two directly effected buildings be held before any decision is made.

The developer has an agenda and is trying deceive the public. As of the 15th of December there is no notice posted anywhere of a DA nor has there been any mail out to notify the effected residents.

I am writing to you in objection for the proposed development for this site. My reasons for this are:

1. Over development of the local area ;
2. Increased noise & traffic congestion on road surfaces that have not been improved in width to accommodate the current increase in population;
3. Negative impact on the value of surrounding properties;
4. Shadow impact of the current height is unacceptable to the surrounding area; this leads to mould!
5. Use of the building (student Accommodation) not suitable for the area;
6. Lack of access to the proposed development for vehicles, possible issues with access and parking to side laneway;
7. No parking in the building, with proposed 370 residents and no allowance for parking, this is a major issue to the area;
8. The design of this structure does not complement the surrounding local area and can lead to becoming a highrise eye sore
9. Loss of privacy and visual amenity to the surrounding properties;


Based on the above objections outlined the current application should not be approved.

I am writing to you in objection for the proposed development for this site. My reasons for this are:

1. Violation of the planning law on minimum setbacks from existing buildings;
2. Violation of the planning law on street setbacks designed to maintain a friendly street level appearance;
3. Loss of privacy and visual amenity to the surrounding properties;
4. Shadow impact affecting the east facing side of existing buildings namely 157 Redfern Street and 7-9 Gibbons Street.
5. High density student accommodation of this sort introduces transient populations instead of stable family households.
6. With proposed 370 residents and no allowance for parking for the proposed building, this is a major issue to the area with potential impact to existing street parking capacity;

Based on the above objections outlined the current application should not be approved.

This proposed Iglu development brings very little benefit to Redfern and its surrounds. The need for condensed student housing in the immediate area is low. The impact this building will have on surrounding properties is immense, both in quality of life, value and future prospects. The heritage look and feel of Regent street will be lost with the stark introduction of such a large building right against the streetscape. This type of rushed development coincidently submitted for public feedback at such a busy time for most people (lead up to Christmas / January holidays) can not be a coincidence.

While there may be a need for student accommodation, the complete lack of parking is a significant problem. Parking is already at a premium in the area and new dwellings do not qualify for a resident parking permit. Although the building is close to Redfern station that does not mean that the 370 students who will eventually take up residence will not have a car, thereby increasing the demand for parking spaces and forcing residents to park further and further away from their homes. It is essential that parking spaces be provided with this development. If parking is not provided the development should not go ahead.

As a current resident who is not entitled to a resident parking permit, I object to the building of a high density residential block without parking facilities. There is already significant pressure to find parking overnight or on weekends in this location. There are a number of high rise blocks already in existence in the immediate location which will have increased the population density. To add another similar building without any parking facilities is an unfair imposition on the existing residents, many of whom have no entitlement to a parking permit - a fact that was not made clear to me when I purchased my apartment 3 years ago.

As a nearby resident, my primary concern is regarding traffic management during construction on an already congested intersection (Regent / Redfern St) as well as parking once the building is complete & operational.

Construction TMP:

This intersection is difficult and currently overloaded. How does the developer intend to ensure that the heavy traffic load on the road is not increased:
- What are the expected truck movements for each element of the project. In my experience I would expect per day: demo - 50-80, structure 40- 60, facade & fitout 30-60
- I would expect upwards of 80 men onsite (not 20!)
- How will the hard demolition be removed from the site? With What size trucks? Sweep paths needed...
- How will the excavation / piling plant & materials be loaded & unloaded from site.
- How does the developer intend to control trucks trying to access the workzone from Redfern St? Are there sweep paths to indicate that this route is suitable if intended?

Resident parking:
At the end of the development the building will accommodate 370 people, yet there is no allowance for any parking. Noting that the residents will be students & assuming that 25-30% have cars, there will be 100 cars that need to be parked. The only place to park these is on the already busy streets. This in my opinion will congest the local street parking, is ultimately problematic and not the right solution for the community.


I would like these items to be addressed properly to ensure that local residents and the traffic network are not negatively impacted during the construction.

It is way to close to the 2 existing residencial buildings, it will have huge impact to the privacy and visual amenity of the people who live in these 2 exiting residencial buildings.

Other reasons are,

I am the owner of Apartment 709 / 7-9 Gibbon St, Redfern.
I write in connection with the planning application 60-78 Regent Street, Redfern - Mixed Use Student Housing. I have examined the plans and I know the site well. I wish to object strongly to the development of the building in this location.

My reasons:
1. Over development of the particular local area.Redfern is unique urban area where development proposals should be considered very carefully. Over development could ruin the character of Redfern.

2. Increased noise and traffic congestion on road that have not been improved yet in width to accomodate the current spike in population.

3. On top of noise and traffic congestion, the parking is major issue for Redfern area. The development proposed has no parking in the building. The potential impact can be seen with potential 370 residents or more and no allowance for parking will cause major issue to Redfern.

4. Lack of access to the proposed development for vehicles which is expected. Possible issues with access and parking to side laneway will cause hazards to surrounding area.

5. The protection of Redfern historical value. The student accomodation would do the opposite.

6. Shadow impact of the current height is unacceptable to the surrounding area.

Based on the above objections above, the current application should not be approved.
