I am the owner of an Apartment on the 14th floor of the Urba development in Gibbons Street, Redfern.
I am writing to you in objection for the proposed development for this site.
My reasons for this are:
1. No parking in the building, with proposed 370 residents and no allowance for parking, this is a major issue to the area;
2. Increased noise & traffic congestion on road surfaces that have not been improved in width to accommodate the current increase in population;
3. Over development of the local area ;
4. Negative impact on the value of surrounding properties;
5. Shadow impact of the current height is unacceptable to the surrounding area;
6. The sea breezes that cool down my apartment will be blocked which will increase my energy usage;
7. Use of the building (student Accommodation) not suitable for the area;
8. Lack of access to the proposed development for vehicles, possible issues with access and parking to side laneway;
9. The design of this structure does not complement the surrounding local area;
10. Loss of privacy and visual amenity to the surrounding properties;
Based on the above objections outlined the current application should not be approved.

This submission is In regards to the proposed IGLU PTY LTD building at 60-78 Regent street Redfern 2016.
I would firstly like to say I welcome IGLU into Redfern.
My major concern ,a huge concern is the combined length and height .of the proposed building. I do not oppose the length of the IGLU building and appreciated their for sight in proposing to retain the original shop facades BUT if it is to go ahead at this length, basically a whole block, and proposed height it will be creating a huge oppressive wall of a building right in the heart of Redfern. My concern is with the buildings location on Regent street , The sun will set behind the IGLU building. And in winter the sun can disappear behind the proposed IGLU building as early as !pm.
Please take into consideration the vibrant shopping heart of Redfern along Redfern Street. We the people of Redfern deserve to enjoy the suns warmth in winter and if the building goes ahead at proposed 18 storeys height - IGLU will be casting a huge cold shadow over the heart of Redfern.
I have researched other IGLU properties and have noticed that none of IGLUs other properties come close to the proposed 18 storeys in Regent street, The IGLU in Sydney CBD is only 7 storeys and IGLU Chatswood is only 11.
I implore NSW Planning and Environment to please reconsider the current proposed height of 18 storeys.
I understand there are other buildings close to the IGLU site which stand at 18 storeys but IGLUs proposal is basically the length of the whole block and at 18 storeys high it can only be oppressive.
I am all for Redfern moving forward but please can we do it in an aesthetically and environmentally conscious way.

I would like to object to the application at 60-78 Regent Street for the following reasons:
1- The proposed building would dramatically affect the privacy of many apartments in 157 Redfern Street. Student bedrooms would look directly into nearly all of the apartments on the eastern side of 157 Redfern Street.
2- The proposed building would violate existing building separation requirements, being just 13 metres from 157 Redfern Street.
3- The proposed building would dramatically impact the value and aesthetics of 157 Redfern Street and 7-9 Gibbons Street. The style and colour of the building would look out of place with the existing buildings in the area.
4- The proposed building would overshadow 157 Redfern Street and 7-9 Gibbons Street and block nearly all sunlight to the apartments on the eastern side of 157 Redfern Street.
5- The proposed building would generate a high amount of noise pollution in what can sometimes already be a noisy area. The terrace at the bottom of the tower, coupled with the extreme proximity of the building, would carry noise up to the apartments in 157 Redfern Street.

*this structure will deny us alongside many other east facing units the much cherished morning sunlight.

*an influx of vehicles and traffic on an already strained infrastructure

- There will be cleanliness issues of having many many alcohol bottles and drinking age students in Redfern, especially between regent street and gibbons street.

I believe this building is far too tall for the main walkway of Redfern. At the moment it has developed into a great street full of cafes, restaurants, small pubs etc. I think the suburb will lose a lot of the appeal that it has generated by creating something that dominates the street. This building height is better suited off major roads, like Cleveland st, or Parramatta Road.

The proposed development is to high and large for the size of land area proposed. It also causes significant effect of visual aspects of redfern. The proposed structure causes issues with blocking of other units and sunlight into the center of redfern.
The density of the accommodation is to high of density for the area and the increased car and pedestrian traffic within the area.
The proposed structure is effectively a budget hotel with high density traffic and is not fitting with the surrounding area and will effect the community atmosphere and residences living in the Redfern residential area.
There is no provision to develop enough surround infrastructure eg. supermarket, restaurant, pedestrian control to support the purpose of the development.
The development detracts from the surrounding historic buildings and is not fitting with the area of Redfern
