I am simply providing comment.
I have made no political donations in last 2 years.
I have looked at the modification 24 site on the NSW planning Portal and did receive the maps from Mr Eldred and have forwarded them to my direct neighbours. I also went to the Huntlee office in North Rothbury/Branxton and was told that they did not have anything on display in relation to the modification and that no public information session would take place. It appears the possibly no other modification has been sent to community members for comment for stage 1.
The Voluntary Planning Agreement between the developer and Huntlee or possible should we say Cessnock Council is the main aspect of this modification that should have been discussed as part of the modification. I went through all the listings on the Planning Portal and viewed them but I did not find one for the VPA.
I then went to the Cessnock Council site and looked up under VPA
• It said Planning and current contributions are valid until January 29 2025
• Under this premise I believe the community was not allowed appropriate time to consider this part of the modification
• Assume the district Catchment is Branxton-Greta
• It lists to council for future forcasting a figure of $15,725.15
• There is a fee per development costing above $200 and below that figure.
• It may be renewed on the 3 year cycle as it indicated it was 2022 and it was for infrastructure contributions and planning and agreements.

As an individual with little experience in these matters I find it difficult to assess the application in the short time frame given and by the looks of Cessnock Councils website that tomorrow is when the new fees and charges begin.

It is also disappointing that no contact has been made in relation to the SSD -70748666 since objections were due in August,2024.

Look forward to being informed as to what is happening with both projects.

So even more bushland cleared for more temporary housing/housing estates with short lifespans? Haven't we learnt from this yet? Why are these depressing new builds approved? Why is bushland considered less important to you?
Not only will these cheaply built homes require constant repairs as soon as they're sold, the quality of life for everyone ignorant enough to buy them will plummet. How could you allow children to grow up in places like this - with absolutely no yard, no privacy, no fun, no shade, no trees, no nature in general. No connection to the land at all. It's little wonder why there are so many issues with teenagers (and so many adults) today. It's councils like you that contribute in driving them crazy by approving prison-like homes, detached from nature. You're creating mental illnesses.
Of course, there's also the obvious issue of the land itself. Will you not be happy until ever bit of land is covered in concrete? Every tree fallen? Every animal flatten by cars? It's insanity.
There's no need for new housing when we have more than enough right now. The issue is property investors/landlords and BNBs. Free up these homes and your so-call shortage issue is gone.
Old homes are better built, actually have character, have reasonable yard sizes, and many still have trees (shade, cooler temps, aesthetics, habitat).
