Condition E7. I think the delaying of the upgrade will put lives at risk
and the combination of resident movements and construction traffic is
already equivalent to 750 dwellings this should not be delayed.
The decreasing lot size will become a big issue with the flow waste
water tanks.
The tanks have a zone of influence of two meters around them, this is
already an issue with the 400m2 lots with driveways being built in the
no go area.
With small lots a tank overflow will have a greater impact on
surrounding blocks with untreated waste running into neighbours yards
keep the lots sizes over 500m2.

I am writing due to concerns I have with the way LWP will carry any
future developments in the area. I feel they have already failed on to
deliver on originally proposed commitment to protect the surrounding
natural environment.
There is an undeniable impact Huntlee estate and its management has
had including
* loss and fragmentation of native vegetation and wildlife habitat,
* degradation of rivers, wetlands and water catchments,
* urban sprawl, traffic congestion and urban air pollution, and
* traffic and carbon pollution
* impact mass vegetative clearing has on immediate climate
LWP/Huntlee's poor management of valuable land pockets such as the
riparian corridor is quickly leading to degradation and further
fragmentation of natural habitat for the local flora and fauna. The
area is choked with rubbish from local building sites and storm water
runoff. So far Huntlee have provided no action to try to counter this.
Even public bins are scarce and with more people littering is becoming
an issue.
LWP clear mature trees and hollow trees indiscriminately, often when
not even necessary. These trees are not replaceable and have an
obvious impact. Daily more and more dead and dying wildlife are easily
found on the road, displaced, hit by cars, and mauled by local
domestic animals that are constantly roaming. Wine Country Drive is a
tourist link road. Deceased Kangaroos, Echidnas Wombats, possums and
sugar gliders are all regular sights in the area since the Huntlee
development started and this, let alone being devastatingly sad, also
does nothing to improve the local tourism industry. We also have
amazing local birdlife that it is dwindling rapidly. Immediate
improvement needs to be made by LWP integrating natural resource
management and strategic planning before more habitat is destroyed.
Proposed smaller lots means less garden space and backyard refuges for
wildlife. No trees also means no shade, windbreaks, more air
pollution.
Open space left by Huntlee is cleared of native vegetation and
replaced by introduced species that hold no natural value in this area
- see rows of ornamental pear and whatever unattractive elm type tree
it is they have planted the Huntlee entrance with.
Many of the local Branxton/Greta/Rothbury community members hold real
concerns that any LWP proposals for future developments will lead to
poorer environmental outcomes and continued dissatisfaction of the
community.
Whilst I understand property development is inevitable I believe the
developers need to be held more accountable and need to put strategies
in place that will keep this area the beautiful tourist destination it
has always been.
