Message
The proposed modifications will expand the increasing traffic flow on the current roads beyond their capacity with only two key entry points back to Fraser Drive. Additionally the increase in density goes against the original development proposal that maintained a smoother transition from current blocks that are significantly larger in size.

I am writing to formally object to the proposed development modification (MOD 5) for the subdivision of medium-density lots for conventional residential use in our community. As a resident of this quiet suburban area, I am deeply concerned about the long-term impact of this proposal on the quality of life for current residents, particularly families with young children.

1. Overpopulation and Strain on Infrastructure
The proposed development will lead to a significant increase in the population density of our suburb, overwhelming the existing infrastructure. Our streets, which are currently quiet and safe, are not designed to accommodate the large volumes of traffic that will come with an increase in the number of households. The added strain on local roads, public services, and amenities will likely diminish the quality of life for existing residents.

2. Traffic Congestion and Safety Concerns
The anticipated surge in traffic will inevitably create congestion, particularly on local roads and near schools and parks. The increased number of vehicles poses a direct threat to the safety of children who play in these areas. Our suburb is known for its family-friendly atmosphere, and this development risks compromising the safety and well-being of our children as traffic volumes rise.

3. Disruption of Community Character and Lifestyle
Many families, including my own, chose to settle in this area based on the original development plans, which promised a suburban environment with a low to medium density of housing. The proposed changes would fundamentally alter the character of our neighborhood, leading to the loss of the quiet, peaceful environment that initially attracted residents. This shift to a more densely populated area could erode the sense of community and the family-oriented atmosphere that makes our suburb so desirable.

4. Property Values and Investment Stability
The drastic changes in the development landscape could have a negative impact on property values in the area. Many residents, including myself, have made significant investments in their homes based on the current zoning and development expectations. The introduction of large-scale changes that were not part of the original plan could undermine the stability of our property values and disrupt the long-term viability of the local real estate market.

In conclusion, I urge the planning authorities to reconsider this proposal and take into account the genuine concerns of the current residents. This development, in its current form, stands to fundamentally alter the character and safety of our community. We ask that more attention be given to maintaining the balance between growth and the preservation of the suburban lifestyle that so many of us have chosen and invested in.

I am the owner of Lot 720 Townsend Crescent.
I object to the small skinny Lot proposed to run behind my Lot 720 and Lot 721
It is the only small Lot running length wise behind us.
Why can't the block behind us be running the same way the other blocks are in Market Parade
Because of the small size of the proposed lot behind me there will end up being a tall building looking directly into our back yard.
The height of the building that would be necessary will block the sunlight into our pool in our backyard
We will end up losing all of our privacy and view to the east behind us and people will be able to see into our pool
We feel that our property value will be significantly affected by this small skinny lot being approved to run this way
If the block was running the same way as ours their back yard would be facing our backyard, limiting their view into our backyard and pool from any high windows or doors or balconies.
I would like to know why this decision has been made to run the lot behind us that way.
I feel it is discriminatory and adversely affects our property value and I would like it changed to run the same way as the other proposed lots in Market Parade

The subdivision from medium density to residential lots in this area will dramatically change the nature of the area. I believe that the community and the local environment will be worse off if this subdivision is permitted.

Message
The increase in traffic affecting Terranora road is already massive.This proposal will only make it worse.My humble opinion tweed shire council should immediately enforce construction of a road onto Fraser drive at the bottom of the hill.The link road from mahers lane to Fraser drive should have been constructed before this estate was allowed to commence construction of homes.
