Having this level of height is also going to cause a huge shadow during the morning and will reduce sunlight to our neighbouring building which is detrimental to many peoples health and well-being.

This will also block view for buildings A and B, which is ridiculous. There is already such a high density in the North Ryde region, adding more will create a poor community feel and in turn create a over populated hub.
The property should be used for commercial only to allow to encourage and foster community, not flood it.
Parking is already ridiculous around North Ryde station, it would make it even worse. With the dense population it will create even more traffic, foot and road.

My main points of concern are:
1st Point: The height and scale of the development with two 67 metre towers will over shadow the existing Ryde Garden residences especially Building B. Winter with have no sunlight in Winter/Autumn and some glimpses of sunlight in Summer and Spring. The darkness of shadowing will impact on the well-being of the existing Ryde Garden community. A smaller scale of 37-40 metres would still allow sunlight all year round and have a much more positive impact on the well-being of existing residence.
2nd Point: The use of Rennie street as the main residential entry and exit point for the proposed 508 dwellings. Rennie Street is the only entry and exit point for the existing Ryde Gardens 800 residential dwellings. The street will be over used and congested making the area unsafe for pedestrians and residents. This proposed development should be scaled down to around 250-300 dwellings built for less impact on the already congested area.
3rd Point: Over development of the area around North Ryde Metro Precinct. Lachlan's Line already has approximately 8 residential and mixed commercial and residential proposed developments over the next few years. This proposed development should be scaled down to around 250-300 dwellings built for rental.

Subject: Objection to Triniti Lighthouse Build-to-Rent, North Ryde
I am writing to voice my strong objection to the proposed Triniti Lighthouse Build-to-Rent development in North Ryde. While I recognize the importance of growth and development, there are several pressing concerns associated with this project that warrant serious reconsideration before proceeding.
Closure of New Link Road: The proposed closure of New Link Road is a matter of significant concern. This road serves as a crucial entry and exit point for the residents of Ryde Gardens and Centrale, as well as for staff at Triniti. Closing this road will inevitably force more traffic onto Delhi Road, exacerbating congestion issues around the M2 entry and exit points.
Parking Removal: New Link Road currently provides essential overflow parking, with approximately 20 parking spaces regularly in use during both weekdays and weekends. The removal of this parking facility will undoubtedly inconvenience visitors to the area and potentially lead to increased parking pressures on nearby streets.
Child Care Facilities: The closure of New Link Road will affect the drop-off zone for the existing childcare facility within the Triniti CSR building. The increased traffic and congestion in the area may pose safety hazards for young children and their parents or guardians using this facility.
Taxi Rank: The active taxi rank situated on New Link Road will be affected by its closure, causing inconvenience for both residents and visitors relying on this service.
Rennie Street Access: Rennie Street is set to become the sole access point for an additional 508 apartment buildings, as well as for parking and delivery services. This increased demand may lead to further congestion and inconvenience for the existing residents.
Prior Community Consultation: The prior community consultation did not accurately convey that New Link Road would be closed. It indicated that Rivett Road would serve as the entry/exit point, which has now proven not to be the case. This discrepancy raises concerns about the validity of the consultation process.
Impact on Childcare Access: The proposed reduction of car parks along Rennie Street will hamper the daily drop-off and pick-up routines of parents and caregivers using the childcare center in Ryde Gardens. Increased vehicle traffic in this small street, where young children frequently need to cross, poses potential safety risks.
In summary, the closure of New Link Road, on which the development relies for pedestrianization, significantly impacts the access network in the precinct, affecting the residents of Ryde Gardens, Centrale, and others. The closure should not proceed, and it should not be used to justify an increase in development height from 37 meters to 65 meters under clause 6.9 of the Ryde LEP.
View Loss and Visual Impact Assessment:
Iconic Views: The proposed development threatens the iconic views enjoyed by many residents in buildings facing East, such as Ryde Gardens. These views encompass the Harbour Bridge, Opera House, City CBD skyline, Darling Harbour, ANZAC Bridge, and more. The proposed building's height could obliterate these cherished views, notably impacting the quality of life for current residents.
Number of Impacted Apartments: The View Loss report fails to adequately account for the number of apartments affected by the increased height limit. This oversight, especially for apartments in the 13th to 22nd floors of 1 Network Place and 3 Network Place, is concerning and must be addressed.
Misleading Examples: The examples provided in the View Loss report are predominantly from mid to lower floors, which do not accurately represent the views from higher floors. This misrepresentation undermines the accuracy of the assessment.
Camera Positioning: The absence of camera positioning from the extreme Northern end of 3 Network Place, which is most impacted by the proposed development, is a glaring omission and hampers the assessment's completeness.
Site Design Impact: The proposed design of the building appears to maximize view loss and negatively impact existing residents in Ryde Gardens. The development does not exhibit skillful design practices, as it could have been positioned to mitigate the impact on existing apartments and their iconic views.
Impact on Lower Floors: Apartments below the 13th floor, initially expecting to be opposite a 37-meter commercial building, did not anticipate living below an additional 28 meters in height. This change significantly reduces their view access to the sky, a consideration not adequately addressed in the submission.
In conclusion, the View Loss report appears flawed and misleading in several aspects, including failing to represent views from higher floors, camera positioning, and the impact on iconic views. Given the considerable view loss impacts, the development application appears unreasonable, especially considering the disputed reliance on clause 6.9 of the Ryde LEP.
Macquarie Park Innovation Precinct Place Strategy:
The proposed development conflicts with the initial vision outlined in the Macquarie Park Innovation Precinct Place Strategy, which designated the area as a commercial core. Many resident owners and investors in Ryde Gardens purchased their properties based on this plan, and altering the height limit jeopardizes their investments and expectations.
I urge the Development Authority to reevaluate the proposed Triniti Lighthouse Build-to-Rent development in light of these concerns. It is crucial that the long-term well-being and interests of the community and existing residents are taken into account during this decision-making process.
