Hi,
As a resident of 5 Network place, I am objecting to this project. My main concern is this project will bring disastrous congestion problem in the area. With the permanent closure of New Link Road to all cars, every residents and visitors of Ryde Gardens, Centrale and the upcoming Stockland tenants will have no choice but to use Rennie Street only to exit! There is already a very long queues to exit via the traffic lights beside North Ryde metro station and worse during peak hours (You cannot even exit at green lights because of the traffic build up on Delhi Road!). This will add further to the current problem!

Permanent closure of New Link Road will also remove the currently 20 street car spots available. These parking spots are vital not just to residents and visitors but also they are being used for childcare pickup and drop off. There is currently only 9 car spots in the Trinity complex for Childcare (360 early education) drop off and pick up. During peak hours, these 9 spots are way under capacity and parents rely heavily on those spots available on New Link Road. Once these street car spots are removed, you can imagine the number of cars that will need to queue to park in order to pick up and drop off, which will further add to the congestion problem!

Therefore I sincerely request your consideration for this project. There needs to be more planning and thoughts for the roads, traffic and infrastructure in the neighbourhood to have minimal impact to existing residents.

Clause 6.9 is for commerical buildings only. Stocklands is clearly trying to build a residential building so this should not apply.
There is already a lack of street parking and this will be more even more of an issue if the stocklands apartment is built, given that they don’t adequate parking spots for their own residents
Closing New Link Rdwill also lead to increase congestion during peak periods as there is only one way out to Delhi Rd. I bought this property under the assumption that a possible office building would be built, which would be quiet at night. The change to a residential building would bring more noise and security issues.

Reasons I Object to the Project, Thank you:
1) Clause 6.9. No resident knew about it, and it is written to encourage “Commercial” development.
2) The FSR of 3:1 should only apply to the Trinity 2 portion of Lot 21. Trinity 1 is NOT a new development and therefore NOT subject to clause 6.9. Clause 6.9 is sought for half of lot 21 (DP1003588) and therefore the FSR of 3:1 should only apply to this half!
3) Parking. There are currently 20 car spaces with unrestricted time limits in New Link Rd. These spots will be used for plantings and the proposed pedestrian only access. Stockland’s 508 units will have only 319 parking spaces (164 in the existing Trinity 1 block). Trinity residents and visitors will compete for whatever parking is left.
4) Congestion. With New Link Rd blocked for cars, all Stockland, Centrale and Ryde Gardens residents and visitors will have to use the traffic lights beside the Metro Station. There will be long queues to exit at peak periods.
5) Residents expected an office development, which would be quiet at night. This change to residential will bring additional night noise, possible security issues and increased pressure on infrastructure. In 2043, when there is again demand for commercial property, where will be the places which are close to a transport hub? The Macquarie Park Place Strategy should stay in place.

There are many more reasons for the objection but I have submitted 5 for ease of reading. Thank you for your consideration.

I object to the proposal for the following reasons:

1. When I moved in, to my knowledge, the vacant space will be a commercial development, not with 500 units of a thousand residents. There will be additional noises, security issues, lack of community facilities. The value of my investment will decrease as the views from my window add to the appeal of my unit. I purchased a higher floor to not be impacted by the future development, which the council plan said was not to be taller than 37m as it was zoned for Commercial building only. I feel tricked and deceived and the new development is not following what was communicated to residents who were attracted by the views.

2 View Lost for residents in Ryde Gardens Building A and B facing East-when I moved in, I knew there will be building with height of 37m limit but now the limit has extended to 65m. I will lose my views from Anzac Bridge to Gordon, including the City, Harbour Bridge, North Sydney, St Leonards and Chatswood.

3 Overshadowing from Stockland’s 20 story new building will reduce morning sunlight for units on the east side of Ryde Gardens building A and B. As I am an elderly lady, my unit will become very cold especially in Winter time. Also the childcare centre will be over shadowed by the new buildings

4 Privacy issues due to how close the new development will be, this will reduce the usability of my home as the closeness of the new building means I will have to draw blinds most of the day to prevent people looking in.

5 Parking -there’s already not enough off street parking for visitors, if the 20 parking spots be removed in New Link Road, the Trinity residents, Ryde Gardens residents and visitors will have no parking spots. As an elderly, how can my children and friends find parking if they want to come to visit me.

6 Congestion - all Stockland, Centrale and Ryde Gardens residents and visitors will have to use the traffic lights next to the Metro Station. There is already an extended wait of time to get out to Delhi Road, I cannot imagine how long I have to wait to get out?

7 Metro Station overflowing with commuters- with additional 2,700 units are planned in Lachlan’s Line, north of Delhi Rd, Stockland’s 508 units, existing over 700 units in Ryde Gardens. You can imagine the city bound Metro trains at peak hour before reaching North Ryde Metro Station will be filled with people. Residents may have to queue for up to 3 to 5 trains before being able to embark.

8 Rennie St will become very congested with all entries and exits placed in one street for both Stockland buildings and Ryde Gardens. The street is only one lane each way. Limited public space for residents.

9 If the height is granted to rise to 65m, other buildings in the area may also rise to 65m. This would obscure views for Building B of Ryde Gardens. Originally, the tallest building on the development was meant to be 37m for Commercial use only.

10 The design is very selfish and looks like it was made to have as many units as possible, rather than fitting into the community. Rather than very tall towers, a smaller building, flatter to the ground would fit in with the existing office buildings. The design of the building doesn’t consider the impact to the neighbours as it will block the view from my home.

I strongly object Stoklands Lighthouse Trinity build to rent development project in north Ryde as this brings about numerous concerns for the existing residents currently living in Ryde Gardens in North Ryde.

Some of the concerns are for me and my family having our privacy loss, extra congested space in already limited space especially parking and access to main roads. For example; 1) using 164 car spaces from the existing Triniti car park 2) using Rennie St for their residential car park access and then 3) New Link Road to be a pedestrian through site link. So only 164 new spaces for 508 apartments, removing New Link Road access for cars - so only one way in/out and adding their traffic access to Rennie St, but also reducing parking on New Link Road. This is going to create chaos for traffic to and from work/school every day.
I’m also worried about safety for my children as rentals will increase a high volume of people that come and go due to rental periods. No community feel. Not to mention the noise factor. We need more space for recreation as we already don’t have enough space. We have kids and we go for walks along these areas. What are we supposed to do when this is congested and taken away. Noise and overcrowding will severely disrupt our daily lives. This will destroy the community feel we have. Please consider these concerns.

I am writing to express my strong objection about the height of Stockland's proposed Triniti Lighthouse Build-to-Rent development in North Ryde. I also strongly object to the plan to use Rennie Street as the entry and exit point for the proposed new development.
I have been a very proud resident of Ryde for over 20 years and have seen some amazing changes to our beautiful area. As transitioning retirees, my husband and I made the decision to downsize and purchase off the plan in North Ryde Gardens in 2014. We sold our family Ryde home to move into North Ryde's new address with a beautiful winter garden. We only purchased this property because we were told the height restrictions for the commercial precinct was 37 metres. We purposely bought on the 14th floor so we could always have morning sunlight. We are 60 years old and want to retire in this place as we love the area.
We are absolutely shocked to find Stockland is now proposing to develop two large towers with a height of 67 metres.
Main objection points are:
First point is 6 Visual Impact.
The proposed development will cast dark shadowing over our homes and this will affect our well-being. The loss of natural light and the overshadowing of our apartments will impact on our quality of life, leading to a depressive living environment. We need an open green outlook with morning sunlight in Autumn, Winter and Spring. The height of the proposed building 67m is a great concern as this will impact on the morning sunlight and make our place quite dark and cold. We would appreciate the design to be changed to a height of 37m. Also trees being cut down in neighbouring Goodman property and the Stockland's proposed land. This is a disgrace and has a huge impact on the environmental outlook with the loss of the large Australian native gum trees.
Second point is 7 Public Space
The plan for an additional 508 apartments through Rennie Street. This is not only detrimental to the existing residents but also represents a complete disregard for the safety and convenience for our community to be able to enter and exit our property. Also the lack of parking for the proposed commercial precinct (shopping centre) and traffic flow. There is no clear infrastructure plan for the area and this is only going to cause future congestion and is simply insane!!!!!
Please place yourselves in our shoes and how you would feel if you purchased an apartment that will have very little sunlight because of over height development/shadowing and complete traffic congestion morning and afternoon peak times.

The proposed building project of high rise and build-to-rent + commercial space will severely impact on the quality of life for current residents of Ryde Gardens North Ryde. The neighbourhood is already experiencing massive congestion, not only to mention the severe challenges with parking with such limited spaces available on surrounding streets. The construction phase of high rise project is going to impact this even further with commercial vehicles, workers as well as noise, and it is bound to cause unpleasant living conditions for existing residents.

I am also concerned about the potential impact this will have on the current value of the apartment I have recently purchased at Ryde Gardens. The high rise building will not only completely block any direct sunlight the apartment can get, I am also highly concerned with blocked views I know will most definitely impact on the value of my apartment as this was one of the biggest selling points when I made the purchase.

It has been one of the toughest and most challenging purchase journey I have been through especially with the recent financial climate and I am devastated to hear that mega developers such as Stocklands are going against their initial proposals they made to the Local Council and residents of keeping the building relatively low and for commercial purposes only such as an office space (max 9-10 levels) and submitted their plans to the State government with completely different agenda. The dishonesty and sheer lack of respect displayed by Stocklands is disappointment to say the least, and I would like to believe our Government will uphold what is right and hold Stocklands accountable.

I know NSW and by extension the whole country is experiencing housing crisis, and there is a clear need to increase capacity in general but this should not be at the cost of those who have struggled our way to purchase a property. I would also like to argue that the build-to-rent project in North Ryde is most likely be for international students which means the Stocklands' plans for the high rise building does not add to resolve housing crisis, but it can almost fuel the problem even further with steep competition.

I hope the Government can understand how the Ryde Garden owners feel anxious and nervous, and make the right decision in support of the residents who clearly feel wronged by Stocklands.

To Whom It May Concern,

I am writing to express my strong objection to the proposed Triniti Lighthouse Build-to-Rent development in North Ryde. This objection is rooted in several key concerns that pertain to the community's well-being, access, and quality of life.

1. View Loss and Visual Impact Assessment

The proposed development poses a significant threat to iconic views that many residents hold dear. These views include sights of the Harbour Bridge, Opera House, City CBD skyline, Darling Harbour, ANZAC Bridge, and more. Residents of buildings 1 and 3 in Network Place, as well as those above 37 meters, currently enjoy these iconic views. However, the new development would obliterate these views, having a "devastating" impact.

Underestimated Impact: The View Loss report within this submission fails to acknowledge the full extent of the impact. For example, between floors 13 to 22 of 1 Network Place, at least 60 apartments would be impacted at a severe rating. In 3 Network Place, it is likely that approximately 30 more apartments will be affected.

Misleading Examples and Camera Placement: The View Loss report provides misleading examples from mid to lower apartments and fails to represent higher floors. Camera placement does not account for the areas most affected.

Skilful Design Neglect: The site design prioritizes view loss and impact on existing residents of Ryde Gardens over sharing and minimizing these losses. The two taller towers do not exhibit skilful design and could have been positioned differently to reduce their impact on existing apartments and their iconic views.

Impact on Lower-Level Apartments: Apartments below level 13 were not expected to live below a structure exceeding 37 meters in height. This significantly limits their view of the sky, and this aspect has not been adequately considered in the proposal. It would further impact approximately 100 apartments.

2. Use of Clause 6.9 of Ryde LEP

The proposal's reliance on Clause 6.9 of the Ryde LEP to enable this 65-meter development raises concerns. The increase in height and the development of a Build-to-Rent project utilizing an increased Floor Space Ratio (FSR) were not the intended use of the LEP. The use of this clause should be disallowed as it does not meet the criteria of adequate access and recreation areas. This development application primarily benefits one company, Stockland, while negatively impacting residential owners and "Mum and Dad" investors.

3. New Link Road Closure

The closure of New Link Road, formerly known as Trinity Link Road or Road 18, is a cause for significant concern. This road was initially envisioned under the approval LDA2012/0306 as part of the application for the subdivision of 39 Delhi Road. It was a fundamental condition for the developer to construct and dedicate land to the council for road purposes. The primary purpose of New Link Road was to provide essential access links to the North Ryde Station Precinct, which has since developed into Ryde Gardens and Centrale. These developments now actively rely on the road access that was negotiated under LDA2012/0306.

Blocked Access via Slip Roads: The closure of the slip road onto Rivett Road will block access, forcing residents of Ryde Gardens and Centrale, as well as Triniti staff, into the congestion on Delhi Road around the M2 entry and exit.

Loss of Exit via Epping Road: Closure of the slip road onto Epping Road will further worsen Delhi Road congestion. This road serves as an important exit for residents of Ryde Gardens and Centrale and staff at Triniti, offering a direct route to Epping Road, which currently lacks traffic lights between Ryde Gardens and the Harbour Bridge. This change would significantly impact the current access network.

Overflow Parking Removal: New Link Road also serves as an essential overflow parking area, consistently used by visitors throughout the week. Its closure will lead to parking shortages, affecting both availability and convenience.

Safety Concerns for Child Care Drop-Off Zone: The existing Childcare facility within the Triniti, CSR building relies on the drop-off zone on New Link Road. Its proposed closure, which is very busy during the mornings and evenings, raises safety concerns for young children using the facility.

Taxi Rank Displacement: An active Taxi rank currently located on New Link Road will not be accommodated within the submitted plans.

Rennie Street as the Sole Access Point: The closure of New Link Road not only affects the current residents and staff but also impacts the proposed use of Rennie Street as the primary entry and exit point for an additional 508 Apartment Buildings.

Rennie Street Parking Removal: Rennie Street parking will be removed to facilitate entry and exit for the new development. The limited parking currently available in Rennie Street, which often operates on a two-hour time limit, is used for various purposes, including childcare drop-offs and pick-ups, trade activities, and visits.

Questionable Prior Community Consultation: The prior community consultation failed to make clear that New Link Road would be closed and instead indicated that Rivett Road would serve as the entry/exit for this development. This inconsistency raises questions about the validity of the consultation process.

Childcare Access in Rennie Street: Parents and caregivers of children attending the childcare center in Ryde Gardens depend on the short-term parking on Rennie Street for daily drop-offs and pick-ups. The proposal to reduce car parks along Rennie Street to install entry and exit driveways will significantly increase vehicle traffic in the small street, where many infants need to cross with their parents and caregivers daily.

4. Macquarie Park Innovation Precinct Place Strategy

The Macquarie Park Innovation Precinct Place Strategy carefully considered the development corridor. The plan envisioned the North Ryde Riverside area to remain as a commercial core. Numerous resident owners and investors in Ryde Gardens purchased their properties based on this vision, which was reaffirmed in the extensive Macquarie Park Plan.

The development proposal goes against the vision set out in the Macquarie Park Plan and fails to align with the balanced approach that the plan seeks to achieve, including increasing housing stock and ensuring quality open spaces.

In conclusion, I urge the council to consider these objections seriously and reject the proposed Triniti Lighthouse Build-to-Rent development. This development not only threatens our community's access and well-being but also undermines the intended use of the Ryde LEP and contradicts the vision outlined in the Macquarie Park Plan. Your consideration and action on these matters are greatly appreciated.

Sincerely,
Tian Ge Wang

To who it may concern
I would like to express my objection to the Triniti Lighthouse build to rent development in North Ryde as it currently stands.

1. The closure of New Link Road is concerning. It is very practical to be able to access Epping road through Rivett road for our everyday commute and more importantly for the few times we have had to go to the RNS hospital urgently. Having to go through Delhi road will add significant delays given the congestion in the traffic lights to get to the same spot ( Epping rd and Rivett Road)

2. I live in Network place and we have a beautiful and stable community. I am concern of the impact a building for rent can have on the well-being, lifestyle and especially the safety of the Ryde Gardens community. This project may damage the tranquility of this part of the suburb.

3. The shadowing caused for the childcare 'Kids planet academy' is detrimental for the kids, they need sunlight and outdoor time. That side of the building is very cold without sunlight. The design is very aggressive

4. The view from my apartment is one of the best things I currently have. I deeply enjoy watching the sunset. It brings me peace and tranquility and contributes to my well-being and mental health. I deeply feel for the owners in Ryde Garden who will lose the view by such an aggressive development

5. Rennie street may become a dangerous road with the amount of traffic. Additionally visitor parking is already an issue

6. Drop off zones and taxi bays on New link road will disappear which will affect parents and workers in the area

7. I love my suburb and apartment. I truly enjoy living at Ryde Gardens but if one day we decide to grow and move to a bigger apartment, renting will become difficult as a big corporation will benefit over individuals like us trying to rent their units.

Please reconsider the traffic chaos that will be created and the aggressive development that will affect hundreds of residents mental health and way of life.

Thank you for your consideration

My objections to the development are as follows.

Closure of New Link Road:
The closure of New Link Road, formerly known as Trinity Link Road or Road 18, is a matter of significant concern. Initially, this road was conceived as part of the approval LDA2012/0306, which was essential for the subdivision of 39 Delhi Road. This involved the developer dedicating land to the council for road purposes. New Link Road was meant to provide crucial access links to the North Ryde Station Precinct, a State significant development known today as Ryde Gardens and Centrale. These developments actively rely on the road access negotiated under LDA2012/0306.

Closure Impact on Access:
Access via the slip road onto Rivett Road will be blocked, avoiding Delhi Road congestion. This link is vital for residents of Ryde Gardens and Centrale and staff at Triniti from Epping Road, preventing further congestion on Delhi Road around the M2 entry and exit.

The exit via the slip road onto Epping Road will be blocked, also avoiding Delhi Road congestion. This exit is crucial for residents of Ryde Gardens and Centrale, as well as staff at Triniti, offering a direct route to exit the precinct via Rivett Road onto Epping Road.

Parking Removal:
The road serves as an overflow parking area for visitors, accommodating up to 20 cars consistently throughout the week, including weekends.

Child Care Drop-off Zone:
The closure of New Link Road will impact the existing Childcare facility within Triniti, CSR building, which relies on the drop-off zone on New Link Road. This poses a safety risk for young children using the facility during busy morning and evening hours.

Taxi Rank:
An active Taxi rank on New Link Road is not accounted for in the submitted plans.

Rennie Street as the Sole Access Point:
The closure of New Link Road will force the additional 508 Apartment Buildings to rely solely on Rennie Street for resident access, parking, and deliveries. Rennie Street parking will be removed to facilitate entry and exit, compounding the limited parking available with a two-hour time limit for most of the week.

Inadequate Community Consultation:
Prior community consultation failed to clarify the closure of New Link Road and indicated that Rivett Road would serve as the entry/exit for this development, which is no longer the case.

Childcare Access and Drop-off on Rennie Street:
Parents and caregivers relying on access to short-term parking on Rennie Street for dropping off and picking up children at the Childcare center in Ryde Gardens will face difficulties due to the proposed reduction in parking spaces. This will increase vehicle traffic in a small street where many infants need to cross with their parents and caregivers daily.

Objection Summary to New Link Road Closure:
New Link Road is essential for the well-being of both residents and staff within the current precinct. The development's reliance on the pedestrianization of New Link Road to justify the utilization of clause 6.9 of the Ryde LEP, designed to encourage additional commercial development in Macquarie Park Corridor, will severely undermine the access network in the precinct, negatively affecting residents of Ryde Gardens, Centrale, and the users of the Daycare center within Stockland's existing development. The closure of New Link Road should not proceed and should not be used to justify the increase in development height from 37 meters to 65 meters.

View Loss and Visual Impact Assessment
Iconic View Loss:
Many East-facing apartments in Ryde Gardens enjoy iconic views of the Harbour Bridge, Opera House, City CBD skyline, Darling Harbour, ANZAC Bridge, and beyond. These views are cherished by residents for events like New Year's Eve fireworks. The proposed development threatens to obliterate these views, having a devastating impact.

Number of Impacted Apartments:
The View Loss report underestimates the number of apartments impacted by the change in allowable height, particularly between floors 13 to 22 of 1 Network Place, affecting at least 60 apartments, and 3 Network Place, affecting a further 30 apartments.

Misleading Examples:
The View Loss report provides misleading examples, as it only considers views from apartments in mid to lower positions. This does not represent the views from higher floors, making the assessment highly misleading and failing to comply with Tenacity Assessment criteria.

Camera Positioning:
Camera positioning in the report is inadequate, as it does not consider the placement of a camera at the extreme northern end of 3 Network Place, the area most impacted by the proposed development.

Lack of Skilful Design:
The site design does not minimize view loss or impact on existing residents but maximizes it. The two taller towers could have been positioned differently to minimize the impact on existing apartments and their iconic views.

Summary Objection to View Loss:
The View Loss report is flawed and misleading, failing to properly represent the visual losses, camera positioning, and the impact on views from higher floors. The proposal's reliance on clause 6.9 of the Ryde LEP is questionable, given the significant view loss and its unreasonable impact on existing residents.

Use of Clause 6.9 of Ryde LEP
Negative Impact on Recreation Areas:
The addition of 508 unforeseen apartments will have a negative impact on surrounding recreation areas, which will be heavily utilized on weekends and in the early morning and evenings by residents. This differs significantly from commercial developments, which have less impact on recreation areas.

Inadequate Recreation and Access Network Provision:
The development lacks adequate provisions for recreation areas and an access network within the precinct. The proposed pedestrian walk-through link is insubstantial, and the 'pedestrianization' of New Link Road removes a much-needed vehicle access corridor, offering insufficient amenities.

Commercial Benefit for One Party:
Utilizing clause 6.9 for this development primarily benefits the developer, Stockland, with ongoing profits. Build-to-Rent developments are not permitted to sell apartments to the broader community.

Clause 6.9 Intended for Commercial Developments:
Clause 6.9 of the Ryde LEP was originally intended to promote commercial developments only, and the proposal deviates from this intention.

Summary Objection to Clause 6.9 of Ryde LEP 2014:
The proposal's use of clause 6.9 in this development application is inconsistent with the intended purpose of the clause, and it fails to adequately address access network and recreation areas, making it unsuitable for approval.

Macquarie Park Innovation Precinct Place Strategy:
The development disregards the Macquarie Park Innovation Precinct Place Strategy, which initially designated the area for commercial core development. Numerous resident owners and investors bought properties under the belief that the height limit would remain at 37 meters, as per the Macquarie Park Plan. The proposed amendments benefit a single corporation, Stockland, at the expense of hundreds of residents and small investors.

Objection Summary to Macquarie Park Innovation Precinct Place Strategy:
The proposed development contradicts the Macquarie Park Innovation Precinct Place Strategy, which prioritizes the development of the precinct as a commercial core. It jeopardizes the investments and expectations of resident owners and small investors for the sole gain of one corporation, Stockland. Therefore, the application should be rejected.

I object their height proposal being over the existing LEP height limit of 37m for their designated area.

I also strongly object their proposal of blocking the New Link Road for cars to facilitate their “Pedestrianisation of New Link Road”. This will cut off direct entry from Epping Road and exit to Epping Road for City bound traffic for local residents. All the local residents need to access New Link Road and Rivett Road for Epping Road access. In addition to this traffic impact, it will completely isolate local residents to solely rely on Delhi Road and there will be no alternative road access and no backup road access for emergency.

This new development proposal has severe impact to the existing residential environment of the adjacent local area of Ryde Gardens buildings at 1, 3, 5 Network Place and the Ryde Centrale buildings at 5, 7, 9, 11 Delhi Road. This development proposal of having 65m height will impact on local residents right to sunlight, increase in traffic congestion, loss of views, decrease in accessibility of parking, local schools and amenities in the area.

Messages:

Exceed the LEP height limit of 37m

I object their height proposal being over the existing LEP height limit of 37m for their designated area. I am expecting new development in the area should adhere to the LEP height limit, as most of all local residents based on this including myself to make our decision to buy apartments to live in or invest in. We all feel being betrayed if this development of 65m height is being considered for approval.

Lack of alternative road access

I also strongly object their proposal of blocking the New Link Road for cars to facilitate their “Pedestrianisation of New Link Road”. This will cut off entry from Epping Road and exit to Epping Road for City bound traffic for local residents. All the local residents need to access New Link Road and Rivett Road for Epping Road access. In addition to this traffic impact, it will completely isolate local residents to solely rely on Delhi Road and there will be no alternative road access and no backup road access for emergency.

Reduce our right to sunlight

Again the proposed height of 65m will over shadows the area, and reduce my East facing unit ‘s access to sunlight.

Rennie Street entry for their residents

This new development proposal has severe impact to the existing residential environment of the adjacent local area of Ryde Gardens buildings at 1, 3, 5 Network Place. All the residents in these buildings use Rennie Street carpark entry and exit. Adding another 508 residential dwellings access using Delhi Road and Rennie Street would cause severe congestion. It would easily fill up the right turn lane at Delhi Road and cause delay to traffic to Chatswood direction. Delhi Road is already very congested at peak hours, this new development make it worst.

Suggestion is to change the residential entry to either New Link Road or Rivett Road.

I strongly object to this project due to the following reasons:
- The Closure of the new link road will definitely create even worse Congestion in the community.
- Not enough recreational space and created a barrier between all the building complex
- Severe view loss and visual impact
- No reasonable access to Sunlight for both, this will have a strong health impact on all residents.
- Completely overshadowing the Ryde Garden building complex
- Not enough Parking and overcrowded for such a big number of residential uses ( Not even have enough for loading or childcare drop off)

Strong Objection to Trinity Lighthouse Build-to-Rent Development, North Ryde

I am writing to express my strong objection to Stockland's proposed Trinity Lighthouse Build-to-Rent Development, North Ryde, The implications of these proposed changes are profoundly concerning and would bring about severe hardships for our community.
1. View Loss and Visual Impact:
View Loss Iconic views - The proposed development threatens to obliterate the iconic views that have been cherished by residents of Ryde Gardens. These views, spanning from the Harbor Bridge, Opera House, City CBD skyline, Darling Harbor, ANZAC Bridge through to Gladsvile Bridge – to the North from North Sydney through to Chatswood and the horizon. The building has fast become a well known location for residents to have New Years parties where they and guests can take in the New Years Eve Fireworks.
View Loss Number impacted – The View Loss report within this submission fails to acknowledge just how many apartments will be impacted by the change in allowable height from 37Mtr to 65Mtr. Between floor 13 to 22 of 1 Network Place there are at least 60 apartments that would be impacted at a SERVERE rating, as rated by this report. In 3 Network Place that is likely to be a further 30 apartments.

2. Macquarie Park Innovation Precinct Place Strategy:
The proposed development flagrantly disregards the Macquarie Park plan, which was
established after an extensive review of precincts. The North Ryde Riverside area was meant to remain a commercial core, a promise that has been broken by this development.
The Macquarie Park plan oversees the entire development corridor and will when implemented contribute in a strong way to increasing housing stock locally . The Macquarie Park Plan has been careful to balance increasing housing stock and other considerations to achieve the vision with six big moves being
1. Drive the transformation of Macquarie Park into an innovation precinct:
2. Scale and time new development to match infrastructure capacity
3. Rebalance transport uses
4. Prioritice and enrich the pedestrian experience
5. Create sustainable neighborhoods within Macquarie Park, each with their own identity and role
6. Connect to Country and deliver better quality open spaces:
3. New Link Road Closure:
The closure of New Link Road is a grave mistake. It will block access via the slip road onto Rivett Rd, which is currently a lifeline for residents of Ryde Gardens and Centrale, as well as the diligent staff at Trinity. This route provides a crucial escape from the daily gridlock on Delhi Rd near the M2 entry and exit.
Furthermore, shutting down the exit via the slip road onto Epping Road is nothing short of an assault on our way of life. Residents of Ryde Gardens and Centrale, along with Trinity staff, depend on this route for a direct exit onto Rivett Road and then eastbound on Epping Road.
4. Rennie Street Access:
The plans to route all access for an additional 508 apartments through Rennie Street is not only detrimental to the existing residents and staff but also represents a complete disregard for the safety and convenience of the community.
5. Child Care Facilities:
The proposed closure threatens the safety of the young children attending the existing Childcare facility within the Trinity CSR building. The drop-off zone on New Link Road is a hive of activity during morning and evening hours, and this callous decision stands to jeopardize the safety of our little ones.
