I support the Clarence Property Group application BUT only with the following items considered and the plans modified accordingly. Should this not be the case I object to the proposal.
Their plan, as it stands, has a number of positive attributes;
* Reduced density
* The inclusion of single lot housing
* and some parking issues being addressed
As a long time Casuarina resident and recently voted President of the Residents Association, I firmly believe Casuarina needs this development to proceed. However, the following concerns need to addressed. These have been tabled with the Clarence Property Group and their town planner Damian Chapelle and I'm hoping that a negotiated outcome will be forthcoming. To this ends I am meeting with the Developer, Town planner and James Owen and Ron Cooper Tweed Sire Councillors on Monday 4th December.
My concerns are:
1) The 4 storey height is a serious issue and would harm the desired and current VILLAGE CHARACTER of Casuarina. It will find NO support in the community. I understand the density trade off with the housing lots being added (a very good idea) but NO ONE wants 4 storeys. My suggestion would be to build better units with 2.7 or 3M ceiling heights in a 3 storey structure. This would give you a real point of difference, make them vastly more saleable, possibly more profitable per unit and gain the support of the community.
2) Whilst we have some certainty of a SLS facility, we have no idea of the size and the allowance for the future growth of this vibrant community. One of our members have spoken to SLS Australia and the understanding is that, at a minimum, we need;
a. A first aid room
b. Toilets/shower
c. Equipment storage
I estimate that at a minimum the facility would require around 300m2. There is "a need to know" within the community and for that requirement to form part of the DA/subdivisional mandate so it can't be negotiated out.
3) A further consideration for the SLS facility was that development in this area will be dramatic over the next few years. Kings Forest and the possibility of the new Tweed hospital precinct etc. The SLS facility needs room for growth. It may well become its own club in the future rather than a Salt/Cabarita outpost and there needs provision for a proper club house when demand dictates. It could be a block of land put aside etc. but something that allows for future expansion.
4) The current planned spine road is a concrete bordered canyon. It needs a "welcoming" central roundabout/plaza/greenspace to break up the density, be the entry feature to the Town Centre and help avoid the East facing wind tunnel that could develop. Currently there is no outlet for wind to dissipate. The current plan will have a "canyon" feel to the spine, as it's bordered on both sides by units. It's fairly easily solved by creating a roundabout with greenspace and attractive urban designed areas on the 4 feeder roads. This will add significantly to the amenity of the central commercial precinct, give it a real "heart", slow traffic and make it safer for pedestrians and will help elevate the wind tunnel issues. It will also assist in countering the feeling that the ONLY green space is on the Eastern boundary, predominantly on public or reserve land.
Be assured that if we can resolve the above issues, in my opinion, Clarence Property and the Casuarina residents will have a far better DCP.

I request the proposed town centre provide a real and scalable town amenity for the fast growing region. These provisions are:
1. Space/facility provisions for surf life saving/rescue club in future
2. The plan needs much more parking for visitors than current plan allocates (to cater for local area + Kings Forest of 10k+ residents visits)
3. The plan needs more public spaces/central park than current plan allocates (to cater for local area + Kings Forest of 10k+ residents visits)...the town centre should employ best practice urban design in creating a real community meeting place, a centre of all residents and visitors to come together

Having been a long time resident of the area and involved in the original Salt Village sub division I have followed closely the continued development of the residual land. This site offers the final release of residential land that effectively concludes the development along the new Tweed Coast. I fully support the proposal Clarence Property Group is seeking approval for as it presents a very well thought out lot configuration that will appeal to a wide array of new residents looking to move into the area.

The finishing off, of this beautiful master-planned beachfront area on the New Tweed Coast is finally close to being completed. One of the final pieces of that puzzle has always been the Casuarina Town Centre (beachside). The plan proposed for this site has a good balance of residential and medium density lots along with ample parking, parkland and numerous pathways leading from the shopping centre through to the beachfront.
I would have no hesitation in recommending the proposed plan.

I'm not happy about the proposal to increase the height of the buildings on Grand Parade.
I think that building heights all along the coast be kept at a 3-story maximum - concern is that once we increase it to 4 then the next application will be for 5 stories and then 6 and so on - and that will just ruin the beauty of the area as well increasing the traffic congestion immeasurably.
Prefer the idea of single dwelling lots in preference to multi-story dwellings.

My family and I have loved living in Salt Village since 2009. We have all waited a long time for the community to take shape and for their to be more people to support existing and entice new business to the area. Our council do a phenomenal job balancing our premium green spaces and development and the environment and I can't wait to see the final piece of our beachfront take shape and join and complete our beach and creek frontage communities. The developer has been responsive and our council intuitive and protective and this design is a great balance commercially and community wise. Cant wait for The Commons to open and just love the layout and convenience of the new Coles and Casuarina shopping precinct. Well Done everyone involved!

I am writing to object to the proposal to raise the level of buildings from 3 story to 4. I don't believe this is necessary to accommodate additional holiday accommodation when the existing facilities are only booked to 50% occupancy. As a potential investor, I have explored the feasibility as have many others. Multi dwelling sites and current resorts do not hold a good investment return. I would rather keep to 3 storey levels in keeping with nearby Kingscliff and adequate provision of services including life saving and adequate parking. Please reduce the risk of Casuarina turning into an extension of the urban sprawl of the Gold Coast. I am fully supportive of further homes and investment as long as this is achieved tastefully and facilities provided.

The maximum height should be 3 storeys, there is no need to exceed this. The draw card of Casuarina is the open relaxed feel of the community, the extra height will have a detrimental effect, creating a closed in feeling to Casuarina Way.
This is a community and therefore needs to focus on such. The lack of open space and limited family facilities is not exceptable.
Whilst I appreciate that the decision to create SLS club is the not the developers there must be space allocated for the eventual need for this be it in 1, 2 or 5 years from now.
I am confident that you can do better than this, it's a perfect opportunity for the developer to show case their ability for years to come.
