I STRONGLY object to the Uniting Kingscliff Redevelopment (SSD-47105958).
This ugly monstrosity being planned by the uniting church is completely out of character with the homes in this area. I also understand that FOUR perfectly good homes will be demolished and their residents forced out to find other housing.
This is a gross overdevelopment of the flood affected site; see my attached pictures of flood March, 2022. I genuinely fear that with this development will drive future floodwater INTO my home.
I have been diagnosed with chronic PTSD and not only will the blocked sunlight affect my mental health, the ongoing construction for SIX years will affect my mental health & wellbeing dramatically.
I strenuously object to the maximum height of 16.75m above ground level. This exceeds Kingscliff’s current building height of 13.6m above ground level. Not only will the proposed structure block out my morning sun, it will open the door for further development in this residential area of Kingscliff!
The traffic impacts of construction vehicles coming & going will be incredibly dangerous. I have attached photos of the hourly busses that drive along Beach Street & Lorien Way. There is simply no room for construction traffic to fit in these narrow streets with these busses & quite possibly dangerous to all drivers & pedestrians using these streets.
Also, the damage to the Kingscliff St/Beach St roundabout that is currently being caused by increased traffic since recent development in Kingscliff; It will be incredibly worse should this Uniting Church development go ahead.
The Uniting’s Community consultation that I attended at Kingscliff Bowls club was disgraceful. The attending people, who have never lived in the Kingscliff community, were akin to ‘used car salesmen’. They failed to listen and continued to push their agenda without any intention of compromise. They laughed at genuine concerns. When told of how increased traffic in this area can have you waiting over 5 minutes to cross Kingscliff Street, I was told “don’t go there when it’s busy” as he smirked. They were genuinely terrible, untrustworthy people.
This redevelopment will benefit absolutely no one in this area; not the current residents of the Uniting aged care, (I have no clue how these elderly will handle to ongoing construction); it won’t benefit the residents of the four perfectly good dwellings being demolished, and it will not be of any benefit to the surrounding residents.

I object to The Uniting Kingscliff Redevelopment (SSD-47105958) on the grounds that it is enormous and completely out of character with the surrounding homes and Kingscliff generally. It is a gross overdevelopment of this flood affected site and it will be exceeding Kingscliff's current building height of 13.6m above ground level. It will have significant dangerous traffic impacts on these narrow streets where many residents park their cars. Noise levels will be increased, and FOUR current resident's homes will be demolished, forcing them out. The Community consultation at Kingscliff Bowls club was rude and 'dodgy'. Answers given by these arrogant people were suspicious and guarded. They were very unbelievable in their snippy answers, providing no assistance to questions being raised.

It greatly concerns me what is happening to our much loved small coastal village. First we have the Taj Mahal hospital looking down on the village already causing major parking issues due to the lack of planning and next to no new infrastructure being built. Used at half capacity as there is no one to staff it, having to get 70 nurses from the UK and paying them $900 a week accommodation allowance - madness. Now we have another proposed massive over-development on a small parcel of land in the heart of residential homes in the village, this is a small village not some urban city and this proposal is utterly ridiculous. How a small parcel of land can be classed as significant state clearly only a way of some back handed money grab by the propers to maximise profit, Kingscliff doesn’t need 200 new high end multi million apartments for the rich, not for the locals but interstate retirees. How on earth are they going to adequately park 400 cars in such a small area as no doubt each will only be given on car park slot. The side roads are full due to home being replaced with appartments now, with the same issue but these are only small 10 - 20 unit complexes ! All this serviced by what I understand 4 homes having to be knocked down to allow access and the supporting quiet low density residential streets having to be ruined. Simply this needs to fit in with the currently medium density 2 level environment for all to enjoy the village. Them we have the flood issues, seems Kingy gets a serious flood every 5 years with multiple homes going under, the drainage system only has one outlet and is old and outdated with the proposed land being one of many on the table to be filled to remove flood plains, what happened to the NSW government’s direction not to build on flood plains following the major floods two years ago ? The vast amount of water that will hit the area again would now just engulf even more homes no tank system would make any difference. The sheer size is not in character with the village nor is there the infrastructure/amenities in place . We have a height limit on purpose to keep the charm and character of the village and this should not be destroyed due to corporate greed. We have a massive new suburb in development just 5km away so it certainly has nothing to do with the so called housing crisis. While I support the redevelopment of the aged care facility (would be nice if this was increasing by more than a token few rooms!), the high end millionaire appartments is so unnecessary and at the very least needs to be dramatically scaled back to fit in with village life. I find it hard to believe this is even a state level issue as not providing any new local services other than a couple of extra aged care rooms, seems to be an attempt by a greedy corporation who probably has a friend at state level to line everyone’s pocket. Truely hope this isn’t the case as would just be another nail in the coffin for democracy and against the wishes of the whole community. The fate of a much loved small coastal village is in your hands.

The proposal is misleading and is seeking to the redevelopment as an age care health facilty. However it does not align with the proposed design and living structures proposed.
It also seems that it is proposed to be higher than the allowable height for buildings in this area.

As a new apartment owner in Kingscliff area, right near this new proposed development, I object to its application.
Amongst many reasons including specifically its overall size and impact on the surrounding areas and in keeping with the character of Kingscliff.
its too big and too imposing causing too many issues for the surrounding homes and living.
Its height levels are too high and go above the restriction currently in place for Kingcliff ordinance. Why is this being allowed ??
It will overbear and foreshadow the surrounding areas, and affect homes close-by.
It will severely impede the westward view of my newly acquired apartment which I do not want as this proposal is an over-development. Why do i need my view impeded by this proposal that does not conform to current council rules?
Additionally, it will add severe traffic overload to the area of small access streets, ultimately affecting our peaceful lifestyle there, with traffic jams and increased noise, pollution and congestion.
Increased noise from shift workers coming and going and delivery of foods and other goods needed constantly, is not a welcome thought.
Seems like this is a proposal for a high-end apartment block for retirees to move into and not about aged care - all to the detriment of our community.
Under the proposal, there will need to be significant development done to the land including adding fill and other issues that will affect rain falloff, and possible flooding affecting road conditions.
All in all its an overblown proposal and should be rejected for the good our our community and for the good of future Kingscliff.

This project is totally outside of the Locality Planning ethos; it's increase in height limits within a low density residential area; the impact it will add to potential flooding; the increase on already congested streets; and the invasion of privacy to single and two storey homes on neighboring fencelines all add to a vote of NO from me.

This project is not able to be supported in this area with the current infrastructure. The area mentioned floods and this type of development will only further enhance flooding in the area. Roads in this area can't cope with the traffic alone - constantly potholes are created due to the large volume of industrial traffic in our area damaging our local roads. Changing the road traffic to enter the new premises off Lorien Way is disastrous and dangerous to the local families who live, ride, play and walk those streets. This is not a commercial location for a nursing home expanding with Food Trucks, Delivery vehicles, Maintenance vehicles, visitors, staff and residents who will all need to travel in and out of this facility. Where is the 'actuary' analysis of the number of vehicles needing to use local suburban streets from a non-political source? I feel for those families as their safety is at risk, as well as their lifestyle choice in Kingscliff and property values diminishing. This structure needs to occur elsewhere - away from established homes and families in this Lorien Way area.

Hello,
After being to all the public meetings with the Uniting Church & the residents of Kingscliff we have concerns with
1/ Flooding, this area already has a flooding problem & our property backs onto, this site floods every time after decent rain, on the very first meeting it was bought to the attention of the Uniting Church & they came back with a solution of holding tanks & a one way valve to pump floodwater back into a lower area nearby which already would be flooded in which they stated it would then become the Local Shires problem, we already have temporary housing area nearby ( less than a 1lkm away in a lower area) for the last flood victims which the current state Government has asked for an extension, redirect floodwater will not help the existing residents of Kingscliff if they already get flooded it could only get worse or if your property missed out last flood they could get flooded this time, the flood water has to go somewhere
2/ This is a residential area with 1 & 2 story houses right around the site a 4-story development does not fit in at all with over a 100 so called Independant living units proposed as part of the 4-story development some with 2 & 3 bedrooms & only 8 extra nursing home beds i don't know how that becomes a State Significant Project it seems it will only benefit those who already have money
3/Parking, the small surrounding streets will be become choked with Staff/Visitors/Residents cars, these streets were never designed to cope with this sort of traffic
4/ Every resident that lives near this proposed development will have this 4-story building either affecting their PRIVACY/SHADOWING/ or by FLOODING
5/The last NSW State government had an enquiry after the last big flood came up with a solution for essential services

ensuring they are fully maintained and functioning especially when
floods are likely.

I am Strongly against this project The Uniting Kingscliff Redevelopment SSD-47105958 on the grounds that it does not meet the Kingscliff height limit of 13.6 metres. i.e. 3 Stories. Whilst we need more aged care facilities , they don't need to be in Prime Real Estate areas. Kingscliff has grown in my 40 years plus living here. We don't want another Gold Coast, Noosa, or even Byron Bay.
This project also smells of a Scam with 199 retirement and independent living apartments and only 120 residential aged care places.
Lovely Real Estate for Wealthy Retirees and a bonus for the Developer.
