I would like to see this Project for the Seniors Living Village Development to proceed as rapidly as possible. I believe that there is a dire shortage of Accommodation at the moment and I believe that this situation will worsen in the future.
I am nearly eighty years of age and I would like to have Peace of Mind regarding my future years. At the moment we are at the mercy of Commercial Real Estate Companies who seem eager to rid themselves of the Elderly to bring in younger Clients. The Dollar seems more important than providing a Service to the Elderly.
I am hoping that the Uniting Enterprise will have a greater concern for the Elderly than a Company which is concerned with Real Estate.

Unfortunately, I have many reservations about this particular project, and feel that this could be done on a smaller scale if this location still was required, and that the scale that uniting are proposing is vastly over developed for a local neighbourhood. I feel that Uniting have not been forthright with their intentions, and they have definitely made this a practice in other areas where they are trying to slot in high density housing in inappropriate low density residential areas. This project does not meet the current council requirements, including a limit to 3 story buildings within the township. This was voted on and maintained so Kingscliff can keep its small village appeal, which is why many of its residence have lived here for many years and continue to live here. The fact that they are claiming this a state significant project, really is inappropriate. The recent development of the Tweed Valley Hospital on state significant land was a project that the community desperately needed for the entire community. The amount of land a green site for a new Hospital requires, vastly outweighs space needed for this project. Therefore, should be only Approved for a for an area with already established high density housing such as Tweed heads. This project with high density housing within a low density area is not appropriate. The buildings do not need to be four stories, as it will certainly encroach not only the village feel that we have created into Kingscliff on purpose, but also encroach on the houses within the area. Having multiple huge buildings looming over normal 1 to 2 story houses is unwelcome for the owners. Having buildings block the sunshine for the majority of the day into backyards and having neighbours so close and so high that they can see directly into children’s bedrooms, kitchens, lounge rooms and backyards is not why people moved to this area. That kind of high density neighbourhood does not encourage normal outdoor living within your own space, as you forever feel like you have eyes on you and you always need to close your curtains to maintain privacy.
My other concern with this, is the amount of units that will be built with this project. Beach Street and Lorien Way are absolutely not capable of being able to support the huge increasing traffic that will come with not only the build, but the long-term impact of that many people living in a small suburban area. We have many children that ride bikes, play in the streets and walk their dogs on daily basis within the area. The significant increase in traffic will absolutely impact on all of those activities including increase risk of accidents and traffic incidents. As a previous resident of Shoal place which would be in direct impact of this, I know that I would not feel comfortable with my children walking to the local school bus and riding to school with that amount of traffic and trucks and concrete mixers and workforce coming in every day that would be required during the build. This will not be a short project and will impact the local residence greatly.
My last concern is in relation to the purpose of the build. I work within the health sector, and therefore understand the absolute great need for more aged care beds. But the high density apartments within the Kingscliff area certainly will not be affordable housing for the elderly. I have not been able to find any information on the proposed cost of these units for purchase, but if Uniting have bypassed local council and proposed a state significant project then surely affordable housing should be reason for that. Kingscliff’s median unit price is $900,000. How can that be deemed affordable living? Uniting has not been transparent in its intentions.
My other concern with this, is the amount of units that will be built with this project. 1. This development site fills full of water after significant rain, when this area fills the lower area nearby is already full, Uniting church has stated they have addressed this issue by storing water & releasing it when their storage is full back into the lower area again, the current state government is also asking for a extension for the temporary housing nearby that is currently supporting the last lot of flood victims
2/ The site is surrounded by 1 & 2 story residential properties
3/ Entry to the site will be via a existing quiet residential area
4/ A small number of carparks have added but no where near enough for all the residents or STAFF, Which will mean they spill out to the surrounding area

I object to Application SSD-47105958 in its current form and plans.
1) In its current form this development will dominate the landscape of the urban residential area of Kingscliff.
2) During the construction phase local residents and council infrastructure will be negatively impacted through the additional heavy vehicles using a very narrow and already fractured road system of Beach Street and Lorian Way.
3) I object to the current plan of 41 x 3 bed, 2 bath (plus study units) for aged care. This is not what our local community need. We are an aging community where residents already own homes of this size. As they age they will require smaller more accessible dwellings that are single level. The current planned 3 bed/2 bath plus study units will attract middle to older aged people from other areas to flock to a region that is already under a house crisis, over populated and with too many vehicles using a tired road network.
What our area needs is more small/basic low (1 to 2 bed ((max)) 1 bath with emergency alert) villa type housing, middle (1 bed 1 bath assisted living) villa type housing and high care aged care and dementia patient beds to house our existing and already aging population.
What our area also needs is affordable housing for those 50+ who are currently experiencing homelessness and rough sleeping. Smaller units in this development could assist these poor souls who many of them have been here their entire or a great portion of their lives, but have been priced out of the rental market in their own communities.
I urge the state government to please reject this development application from Uniting.

The Tweed region is often the forgotten region when it comes to NSW State Government. Please don't let this application just slide through. PLEASE for the good of our community REJECT!

The kingscliff area lacks the infrastructure for this large development. We often have children and dogs running and playing on the street on Lorien way, which will cause a safety hazard with the increased traffic this proposed project will cause. Homeowners on this street, myself and my wife included, purchased our house for a safe place to raise our family. With this change I fear it will directly affect us and our family and cause us to fear our and our families safety living on a newly "busy" road.
This is not the ideal location for a large project of this sorts and should be moved to a better suited location. The demographics in kingscliff have changed since the latest traffic study done in 2022, with many of the previous elderly residents having sold their properties, and many young families,myself included, moving into the small residential area.
This project should be moved to somewhere more suitable. I strongly object.

This project is to demolish four home on Lorien Way and using this area for vehicle access.
Lorien Way is currently extremely busy with cars and buses. It is becoming more and more difficult to cross the street safely.
The demographics are changing for this area. Most of the older retired folk have passed on and their home have been purchased by young families with young children. I have seen many young children and dogs in the middle of Lorien Way.
Now, the the massive hospital just up the road it has become busier by the day. There is increased bus activity as well.
Put simply, this street is not able to handle any more traffic.

This project will directly affect all the locals living in Kingscliff, along with many properties along Lorien way. The area does not have the infrastructure to have such a large facility to be going in on a residential street that lacks control and often has children playing on the road. This is a safety hazard for the area and an unacceptable location to place a busy facility. The “latest” traffic study was completed in 2022, which is not at all up to date with the current demographics of the area. The Kingscliff area has had a large change from the elderly villagers to now young families moving into the area, Lorien way especially.

This is a gross overdevelopment of our area and does not fit the area at all. Our quiet streets will be greatly impacted with high traffic and parking in our streets. Lorien way can certainly not handle this. The height of this and the volume of staff and patients will ruin this area forever. We already have flooding and water displacement problems and if this is filled it will greatly impact all surrounding residents. I totally oppose this and want it to be stopped before this ruins our area forever.

I strongly object to the proposal to build any new development higher than 3 storeys. In my opinion this will stick out like a sore thumb and will set a precedent for future developments. I own a townhouse close to the proposed development, and I feel that anything taller than 3 storeys will set a bad precedent for the area

There are hundreds of elderly residents in these areas that are against the development but can not access technology to put in a submission.
Why should Uniting Care be able to have a 4 storey building with a huge amount of units amongst the low density Long term residents of Kingscliff?
If Uniting think they can’t recruit the required number of staff to service this building they are not being realistic.
The new Tweed Valley Hospital can not compete with the remuneration provided to Qld Health Staff and uniting care will be no different.
We have respite and permanent aged care beds available in the Tweed area that I have recently accessed without any delay, the only beds that were not available were due to AIN staff shortage.
Uniting Care would be wise to take notice of what happened with Feros Care and their efforts to redevelop the Feros Village in Byron Bay it was a disaster for the organisation, and has caused irreparable damage to the feros brand in this area.

Kingscliff is a small beach town which is being pushed over capacity with a major hospital being built in it without any room for expansion of roads / transport or infrastructure. The last thing Kingscliff needs is another major development in the town. This type of building / service should be pushed out of the town to an alternative location (there’s many beach towns nearby or preferably to somewhere like Tweed Heads where the hospital moved from and which already has large multi storey buildings and significant services and shops for the elderly while remaining close to the hospital). Kingscliff cannot become the place where everything new is built as it’s a beach side suburb which is already at capacity and under pressure as the hospital expands.

Uniting Kingscliff has been a long-standing well respected aged care for decades. It is a wonderful work environment and both Staff and residents are lovely people which reflect how they operate as an aged care facility. This new proposed project would be a fantastic way to enlarge the capacity of both local Jobs to the tweed coast and residents creating a local state of the art aged care facility to honour our aging population keeping them close to their homes and families as well as updating a great aged care to a more modern model of care. I think it would be a very positive development for our community giving back to the generation who lived before us and providing them the best possible care and resources as possible.

I have worked at Uniting Kingscliff since 2018. I support the project.
I care for elderly residents who are local (for the most part) to Northern NSW. These residents and future residents deserve to live in a building that is fit for purpose. The existing building is very old and has a lot of ongoing issues. Currently the residents living in the nursing home section have to share bedrooms and use a communal bathroom. There is no dignity to this.
I travel from the Gold Coast to work with this organisation and the wonderful people who reside at Uniting and I am very excited to see this project come to fruition.
