- earthworks and minor excavation
- a boundary adjustment between Lot 1 DP 119402 (10 Young Street) and Lot 201 DP 1201057 (61 Central Coast Highway);
- amended access from Racecourse Road, to include only left-in and left-out
- construction and operation of a mixed use building providing:
- 60 hotel rooms (including 56 dual key rooms)
- 58 residential units
- 2 retail tenancies including a showroom and café
- 130 car parking spaces with additional bicycle and motorbike parking
- ancillary works including landscaping, hotel signage and utilities works
